Roofing in Watford: What Local Homes Actually Need

Watford is where Imbrex is based, which means a large share of the roofs we repair, maintain and replace are within a few minutes of our own front door. That matters for two reasons. The first is speed. When a Watford homeowner calls about a leak, we are not travelling across London to get there. The second is familiarity. We know the housing stock, the common failure points and the planning quirks of the area because we work on it every week.

The Housing Stock and What Goes Wrong With It

Watford has an unusually mixed housing stock. The streets around Watford Junction and North Watford are dominated by Victorian and Edwardian terraces, many with original slate roofs that are now well over a century old. Further out towards Garston, Leavesden and Oxhey you find large estates of interwar and post war semis, mostly with concrete or clay tiled roofs from the thirties through to the sixties.

Each type fails in its own way. The older terraces suffer from nail fatigue, where the original fixings holding the slates corrode and let go. One slipped slate is rarely just one slipped slate. It is usually the first visible sign that the fixings across the whole roof are reaching the end of their life. The interwar semis more commonly suffer from failed valleys, cracked or delaminating tiles and worn mortar on ridges and verges. And almost every house of either age has a rear addition, bay window or extension with a flat roof that was felted decades ago and has been patched ever since.

Flat Roofs on Extensions and Bays

A huge proportion of the roofing work we do in Watford is on flat roofs. Kitchen extensions, garage roofs, dormers and bay tops. Traditional felt has a working life of roughly ten to fifteen years, and many Watford flat roofs are several felt layers deep, each one applied over the failing layer below.

Where a flat roof has reached that point, we generally recommend stripping back and replacing with GRP fibreglass or EPDM rubber rather than re-felting. Both systems are seamless, both handle standing water far better than felt and both carry significantly longer life expectancies. Chimneys, Gutters and the Small Jobs That Prevent Big Ones

Watford's older housing means a lot of original chimney stacks, and chimney repointing is one of the most common small jobs we are called to. Failed mortar joints let water into the stack, and from there into bedroom ceilings. Caught early it is a modest job. Left for years it can mean rebuilding the top courses of the stack.

The same logic applies to gutters. Leaves from mature street trees block downpipes, water overflows down the brickwork and within a couple of winters you have damp internal walls and rotted fascia boards. A gutter clean costs very little compared with what it prevents.
