What Is Roof Flashing and Why Is It the Most Common Cause of Leaks?

Ask any experienced roofer where most leaks originate, and broken tiles are rarely the first answer. More often than not, the problem is flashing. This essential roofing detail creates a watertight seal wherever the roof meets another structure, and when a home develops a mysterious leak, flashing is usually the first area to inspect.

1. What Is Roof Flashing?

Roof flashing is a sheet material, traditionally made from lead in the UK, installed at roof junctions to direct water safely away from vulnerable areas. Tiles alone cannot protect these transitions, so flashing bridges the gaps and prevents water penetration. It is commonly found around chimney stacks, where extension roofs meet walls, around dormer windows and skylights, in roof valleys and at abutments where flat roofs connect to brickwork.

Lead remains the preferred material because it is waterproof, highly durable and flexible enough to be shaped by hand around complex roof details. Properly installed lead flashing is a skilled craft and can provide reliable protection for fifty years or more, although modern alternatives are also available for certain applications.

2. Age and Natural Movement

Over time, every building expands and contracts with seasonal temperature changes. This constant movement gradually fatigues the flashing material, eventually causing small splits or cracks that may be impossible to spot from ground level but are large enough to allow rainwater into the roof structure.

3. Failed Mortar and Loose Fixings

Chimney flashing is typically embedded into the mortar joints of the brickwork. As pointing deteriorates with age, the flashing can become loose, allowing wind to lift the edges and water to pass behind the metal. What begins as a small defect can quickly develop into a persistent roof leak.

4. Poor Installation or Temporary Repairs

Many flashing problems stem from poor workmanship rather than age. Flashing that is too short, incorrectly overlapped or replaced with sealant instead of metal will fail long before it should. A bead of mastic applied where properly installed lead flashing is required is one of the most common temporary repairs encountered, and it rarely provides a lasting solution.

5. Signs of a Flashing Leak

The most common symptom is a leak that appears only during heavy or wind-driven rain, often creating damp patches or brown ceiling stains near a chimney breast or where an extension joins the original property. Outside, signs include lifted or rippled lead, visible splits or missing mortar where the flashing is built into the brickwork.

6. What Does a Flashing Repair Involve?

Repairs vary depending on the extent of the damage. Minor issues may simply require re-dressing loose lead and repointing the mortar joint, while more serious problems involve removing and replacing entire sections of flashing around a chimney, wall or abutment. Valley repairs are generally more extensive, requiring the surrounding tiles to be lifted before new flashing can be installed.

7. Why Proper Flashing Matters

The principle behind every successful flashing repair is straightforward: rainwater should always be directed over the joint by properly installed metal, never held back by sealants or temporary fixes.
